As the GCC continues to compete for talent and capital, Qatar has introduced two long-term residency visas of its own. The 5-year Investor Visa, also known as the "Owner of Premises Residence Permit" allows foreign investors to purchase property valued at a minimum of USD200,000 in designated areas and obtain a residence not connected to employment. The other visa, a 2-year Residence Permit allows overseas citizens to obtain residency through company setup. Though not specifically ‘Golden Visas,’ these Qatar permanent residency permits serve a similar purpose of generating economic growth and encouraging foreign investment.
The Investor Visa, or Owner of Premises Residence Permit, is designed for those who invest in Qatar’s real estate market. This visa offers long-term renewable residency through a minimum property purchase. Real estate owners must be over 21 years old, have a clear criminal record, and demonstrate sufficient funds to support themselves and their dependents.
The property investment must be made in areas designated for foreign ownership. This currently includes 25 high-demand districts such as The Pearl-Qatar, Lusail City and West Bay Lagoon. The Real Estate investment visa is broken down into the following two categories.
To qualify, applicants must invest at least USD 1,000,000 in Qatari real estate. This investment can be a single or collective property value. The privileges available to this category are similar to those of a Qatar permanent resident – healthcare, education and select economic investment opportunities. A minimum of 90 days annually must be spent in the country to maintain this residence.
To qualify, applicants must invest at least USD 200,000 in Qatari real estate. This investment will allow the property owner to live and work in Qatar without a sponsor. A minimum of 90 days annually must be spent in the country to maintain this residence. The visa is renewed every 5 years to confirm that the ownership of the property is still under the investor’s name.
The 2-year Residence Permit (Partner Visa) through company setup is aimed at entrepreneurs and business owners who establish a company in Qatar. This option is ideal for those looking to take advantage of Qatar's favourable business environment. It is similar to an employment visa but does not require the labour file.
Applicants must establish a new business or invest in an existing company in Qatar, typically with an investment amount starting at USD 200,000.
• Extended stay outside Qatar: Visa holders can stay outside Qatar for up to six months without jeopardising their residency status. This flexibility is beneficial for business travellers and those with international commitments.
• Access to healthcare and education: Residents have equal access to healthcare services and educational institutions as citizens.
• Family sponsorship: The ability to sponsor immediate family members, including spouses, dependent children, and parents
